Q1. WHERE IS ORION BEACH CITY?

ORION BEACH CITY is located at DEBOJO, Eleko, Ibeju-Lekki.

Q2. WHO ARE THE OWNERS/DEVELOPER OF ORION BEACH CITY?

Future Xtreme Investment Ltd are the developers and is a fast leading Real Estate Company in Lagos Nigeria.

Q3. WHAT TYPE OF TITLE DOES ORION BEACH CITY HAVE ON THE LAND?

The property is presently covered with Government Approved Excision. Plan number: LS/D/BK174

Q4. ARE THERE ANY ENCUMBRANCES ON THE LAND?

The land is free from every known government acquisition or interest and adverse claims.

Also, Non-payment of the monthly installment as at when due shall be treated as a fundamental breach of the contract which will Attract a default charge of 5% of the monthly payment.

Q5. WHAT IS THE SIZE OF THE PLOT? 600sqm

Q6. WHEN DO I GET MY ALLOCATION AFTER PAYMENT?

We give instant plot reservation, while physical allocation will be done after all statutory fees are completed.

Q7. IS THE ROAD TO THE ESTATE MOTORABLE? Yes the road to the estate is motor able.

Note: Development fee will be reviewed according to economic exigencies.

Q8. WHAT DO I GET AFTER THE INITIAL DEPOSIT?

You get a payment receipt and an acknowledgement of subscription letter.

Q9. WHAT DO I GET AFTER MY FINAL PAYMENT FOR THE LAND?

Final acknowledgement letter, Contract of Sale, Deed of Assignment, and a Registered Survey (please note, the processing of a registered survey takes between 4 to 6 weeks).

Q10. IS THERE ANY TIME LIMIT TO COMMENCE WORK ON MY LAND AFTER ALLOCATION?

No. There is no time limit to commence work but the building plan approval must be sought for and received from the appropriate authorities before work can commence. However, maintenance of undeveloped plots must be done frequently for the safety of residents.

Q 11. IS THERE ANY RESTRICTION REGARDING THE TYPE OF BUILDING I CAN CONSTRUCT IN THE ESTATE?

Yes. The estate layout is in sections and you are limited to build houses on each section based on designated use or plan for that section (Commercial or Residential) i.e Bungalow, Block of Flats, detached houses (duplex). Note “Face-me-I–Face–you” (Tenement Building) and high-rise houses will not be permitted. All building design must conform to the required set back of building control of the estate and such design would be approved by the company and with LSG afterwards.

Q12. CAN I RE-SELL MY PLOT/PROPERTY?

Yes a subscriber who has paid up on their land can re-sell their plot(s). FUTURE XTREME INVESTMENT LTD would require the seller to inform the company with details of the buyer. But we advise that clients should contact their realtors to source for buyers on their behalf.

A Charge of 10% of the land consideration (Covering Transfer Documentation Fee shall be paid to the Company by the buyer).

Q13. CAN I PAY CASH TO YOUR AGENT?

We strongly advise that clients should make payments to the company account and cheques should be in favor of FUTURE XTREME INVESTMENT LTD. We will not answer to any financial misconduct emanating from funds paid to other accounts that are not FUTURE XTREME INVESTMENT LTD accounts.

Q14. WHAT HAPPENS IF I CANNOT CONTINUE WITH THE PAYMENTS, CAN I GET A REFUND?

Upon a refund request:

A. An administrative fee of 40% will be charged.
B. The customer agrees to provide the organization with a period of 90 to 180 days to review and make a decision.
C. Upon confirmation of the refund request, the refunded amount will be disbursed in 12 installments.
D. In lieu of a refund, the client has the option to enlist the services of their Realtor for the sale of the property.

KINDLY NOTE:

A. If the property purchased was made on behalf of a minor, you will be responsible for covering the expenses associated with a minor Jurat.

B. In the event that you are unable to sign the property document, please be aware hat you will be required to execute a Registered Power of Attorney, granting authority to an appointed individual who will sign the document on your behalf

C. Please note that if you are unable to personally collect the documentation, you will be responsible for the cost of courier services.
